"Passed code" doesn't mean your roof is in good shape. That's a distinction most homeowners never hear - and it's exactly what we ran into on a recent free inspection in Brookings, Oregon. The roof had technically met code requirements when it was installed. But meeting code and meeting manufacturer specifications are two very different things.
Here's why that matters. Manufacturer specs exist to make sure your roof actually performs the way it was designed to - and holds up for the full lifespan you paid for. When those specs aren't followed, you end up with a roof that looks fine from the street but has problems quietly developing underneath. Improper fastener placement, granule loss, lifting shingles - these things don't show up on a code checklist. They show up later, usually when water already has a path in.
On this particular inspection, we flagged multiple issues across the roof. Staples placed outside the correct nailing zone. Areas with noticeable granule loss exposing the asphalt mat underneath. Shingles that were already lifting - no longer sealed down the way they should be. And when we got into the attic, we found evidence of moisture intrusion that had been working its way through undetected. Each of those issues on its own is a problem. Together, they add up to a roof that's aging faster than it should be.
This is exactly what a thorough roof inspection is supposed to catch. Not just a glance from the driveway or a quick check of the flashing. We're talking about getting on the roof, checking fastener patterns, testing shingle adhesion, documenting granule loss, and getting into the attic to see what's happening from the inside out. That's the level of detail that tells you what you're actually working with.
If your roof was installed in the last several years and you've never had it looked at beyond a municipal inspection, it's worth knowing what's really up there. We offer free inspections in the Brookings area - no pressure, just a real, documented look at the condition of your roof so you can make informed decisions about it.
